I am an expert in the community when it comes to helping people looking to buy or sell homes and property. I need to research to stay up-to-date and understand the ongoing changes in local tax and zoning laws in order to help clients find the best neighborhood for their new home or business. Spinscape allows me to search for local listings and easily add all the information directly into a node. It works just like a container; I can fill it with everything I need to close the deal.

I fill up the notes section with the address, property features, interior and exterior features, and of course the seller’s asking price. When I get a chance to visit, I take a video tour around the property and post it on YouTube. Using the widgets feature, I can attach my video tour to the node and give my clients a first-hand look around the property without having to arrange an open house. I also post a direct link to the listing within the node. One click and they are routed to our website where they can find additional information such as local schools or neighborhood information. What would a property listing be without pictures? Using the attachment feature, I add any pictures of the property so my clients can literally visualize their future home. Setting an exterior photo of the property as the lid of my nodes makes it easy to distinguish the personality and elegance of various properties.

When I find a potential buyer, I invite them to join me on Spinscape to check out the property and discuss the features and benefits along with negotiating a price. It is so simple to act as an intermediary in price negotiations between buyers and sellers. I add two additional nodes that connect to the listing. Node based permissions allow me to share a node and have a discussion with the buyer that only the buyer can see, while having a discussion on a separate node with the seller that only the seller can see. This lets me keep the discussions confidential and control the negotiation process.
